Lennar offers family friendly community at Timber Creek

Alex and Patrick Judge were looking for a family friendly community that had lots of amenities without lots of big fees. They found that in Fort Myers in a new community called Timber Creek. The Lennar community boasts its huge menu of amenities from pickleball and bocce for the older crowd, to a splash pad and playground for the tiny tots.

“We have a six and a half month old baby. By the time the splash pad is finished, he will be running around and ready to enjoy it,” Alex Judge began.  “My husband is excited about the indoor basketball court, and I am really excited about the splash pad.”

Moises Lee, a new home consultant, said these are the things that make Timber Creek attractive. “It is so lifestyle driven,” he said. There will be a bit of something for everyone.  The lifestyle will be what makes this community so unique. It is a vacation community in an everyday lifestyle community.”

The community will have a resort pool and a separate lap pool. There will also be a putting green, an outdoor sand volleyball court, indoor volleyball, both indoor and outdoor basketball, an exercise room, clubhouse, tennis and pickleball courts, a sunset terrace, a community fire pit, arcade, playroom, grill room, outdoor dining, fitness center, sauna, coffee lounge, aerobics room, social room, pool cafe and a clubhouse.

“The appeal here is that there is something for everyone,” Lee said. The parents will have the sauna and the putting green and the kids can be in the arcade. Customers that are in the retiree segment will have that luxurious community as well for things they look for.”

What the first buyers really like is that the homeowner association fees are not that high, even with a plethora of amenities.

“The thing that impresses me the most is how much they were able to fit this all into one development while keeping the cost low,” Lee said. “One of the things you balance out is pricing, location and the cost of ownership and the lifestyle attached to that. Here we created the perfect balance and blend. It is an incredible location right at the heart of Daniels, a resort lifestyle with a very affordable price structure.”

Lee said those in the villas pay $254 per month in fees while those in the estates will pay $342.

“Nominal when you look at a restaurant, bar grill facility and everything that is here,” Lee said.

The Judges looked at other communities before buying in Timber Creek. Alex Judge said it was the location, the home and the price that sparked their decision.

Timber Creek is set on 654 acres off Daniels Parkway. It will have 1,315 front doors at buildout. There are twin villas, executive homes on 40 foot lots, manor series homes on 50 foot lots and estate homes on 60 foot lots. Starting prices range from $250,000 for villas to estate home just under $400,000.  Prices for the first buyers are lower now since the amenities are not built yet.  Construction on the amenities begins in 2021 and will be ready in 2022. But the first homes are going up fast.  People will start moving in as early as November.

“We were one of the first people to buy a house in there because we need to be in by the end of the year,” Alex Judge said.  “And they had the house we were wanting at the time we wanted and the right price plan.

The Judges chose a Monte Carlo model.

“It’s just the space,” Judge said when asked about that choice. “We are coming from New Jersey and the biggest thing for us is we are losing a basement. So the three car garage is a tandem garage so to have that space is a huge selling point and all the bedrooms and the bonus rooms and with COVID we don’t know how long we will be stuck inside. We are going from a three bedroom to a five bedroom. We will have a pool too.”

Residences come in a variety of sizes. In the villas the Magnolia is 1,417 square feet and the Orchid is 1,564 square feet. The executive series runs 1,849 to 3,231 square feet. The manor series is 2,244 to 3,283 square feet and the estate series have homes that are 2,300-3,900 square feet. They range from a two bedroom plus a den villa to the Wynwood which is five bedrooms plus a den and four and a half bathrooms.

We are building spec homes,” Lee said. “We will have something available that hits the mark for everybody.”

Driving around Timber Creek anyone can see the busy level of construction.

“There will be 15 to 20 homes coming out the ground a month coming out of all product lines,” Lee said. “I anticipate probably a six year buildout.”

Lee said Lennar plans to also add town houses sometime in the next six months starting in the high $100,000s or low $200,000s.

There are currently five furnished  models at Timber Creek: the Orchid, the Trevi, the Summerville, the Amalfi and the National.
